What Do I Need to Do In Order To Qualify for a Short Sale on my Home?

One of the questions that I commonly get is people wondering how they qualify for a short sale. The reality of it is, most of the people I run into do qualify for a short sale. There are some very obvious ones, maybe a death in the family, divorce, job relocation, medical problems or any of those types of things going on. Or if you foresee or are having financial troubles or you know that the day is coming where your payments will stop coming in, your lender will look at that as imminent default if default is on the horizon.

If for any reason your payments are not coming in, there is a very high chance, I don’t want to say 100% because nothing is ever 100% where it involves financial institutions. The odds of them saying you’re a good short sale candidate if payments are not being made for any reason are very high. We Have A Great Relationship With The CitiBank Short Sale Department

Hi there, this is Shawn Polston with TucsonShortSaleNegotiatior.com, 520ShortSale.com and Keller Williams in Tucson. I wanted to talk to you today about my friends at CitiBank. My team and I have an incredible relationship with CitiBank and we have an extremely high success rate with getting CitiBank short sales pushed through.

One of the reasons for that is because we have a mortgage relationship with CitiBank and that person knows some contacts within CitiBank so when we do run into problems, which isn’t often, they’re able to help us out. One of the things I see is that when other agents or homeowners are having problems with their CitiBank short sale, it’s often times because the agent that is handling the short sale isn’t aware that CitiBank has three different short sale departments.

You may be wondering why CitiBank has three different departments and it’s because it’s broken up into different loan types. If it’s a home equity line of credit, a second mortgage or a first mortgage, these could all be handled by different short sale departments. What can unfortunately happen is the agent sends all of the short sale documentation to the wrong department. The short sale package just sits there until someone realizes it’s been sent to the wrong department.

One of the things my team always does and always knows is which department the short sale package needs to go to at CitiBank. I wanted to put that out there not only for the general public, but for other short sale agents as well. If you’re trying to process a CitiBank short sale, it’s never a bad idea to call them and make sure you’re sending the short sale package to the right department. What Should You Expect While Working With The FHA On A Short Sale

I work with Keller Williams Realty in the Tucson area and use my blog to share valuable content with distressed property owners on their options for avoiding foreclosure. For my blog today I wanted to talk about completing a short sale through the FHA and what to expect while working with their staff. Because I am working with different lenders and investors every day I always try and keep homeowners informed on my experiences and how long your short sale could take. Currently the FHA is overwhelmed with short sale requests and has not been afraid to be upfront with agents about that. Because the FHA is an investor on mortgages with numerous different Tucson banks this is no surprise. I like to share this information that way homeowners have the proper expectation of how long a short sale will take to complete. From the time the FHA receives your short sale packet it is taking them one to two months to review and approve your packet. Once your packet is reviewed and approved it may take an additional six to eight weeks for the FHA to approve the offer on your Tucson home. This is nothing out of the ordinary and our team works to make this process as short as possible but it’s best to have a realistic outlook.
