Is Greentree Mortgage a Difficult Group to Work with when Trying to Complete a Short Sale?

My team and I do an incredible job of working with Greentree and getting things accomplished with them. One of the big things we have seen is we have seen a tremendous number of Bank of America loans that have just recently been transferred to Greentree Mortgage. So at any given time we are working on 30 to 50 files with Bank of America and we’ve seen about 15 in just the last two months that have been transferred to Greentree through the process.

How does a Short Sale Broker get Paid for Helping Me get rid of my home?

Hello, This is Shawn Polston of Tuscon Short Sale here to answer another frequently asked question of people in the short sale business. And that question is, "Shawn, How do you get paid for doing a short sale?" Well first it is important to know that your first meeting and consultation is entirely free and gives you a chance to ask any short sale questions you have. It is always important to feel comfortable and confidient that you understand the process before starting a short sale and that is what I am here for. A short sale follows the same process as buying and selling any other home, so a short sale agent gets paid just like a normal real estate agent. Your lender understands the best way to get the most for your house is by finding the real estate agent who can sell it at the best price in the shortest amount of time. Because of this the lender will pay fee’s on the sale of the house regardless of whether it is a short sale or normal foreclosure. The difference is that in a short sale the money made by your short sale agent is paid by the lender and nothing will come out of your pocket. How Long Does It Take To Complete A Short Sale?

This is a good question. After you and I decide that we want to work together, I need you to gather some information for your short sale package. Depending on how readily available your documents are, it is really only about an hour of work. Generally speaking, most homeowners can get this together in about 48 hours. From that point it will take a few days to get your home listed in the MLS. We typically get offers on your short sale in 30 to 60 days. When we get an offer, we negotiate with your lender. This negotiation with your lender typically takes between 45 and 60 days. When we have an agreement from your lender we can close the sale in about 30 days. So, in most case, we are looking at a four to six month process from the time that we start working together.
