Are There Any Suggestions to Working with Wells Fargo on Completeing a Short Sale?

Wells Fargo is a very interesting company to work with on short sales. They have very, very defined and refined processes and one of the biggest things with Wells Fargo, the difference between success and failure with your short sale, whoever is handling your file needs to have an incredibly good sense of humor and an incredible amount of attention to detail. They want every I dotted and every T crossed, no missing initials on anything, and every piece of paperwork you send them has to be completely legible.

The reason I’m bringing this up is because you’ll hear a lot of agents say nasty things about Wells Fargo. The reason they have all of these negative things to say about Wells Fargo is in short sales it’s understandable they have problems with Wells Fargo’s way of doing business. However, they aren’t going to change it. So one of the biggest things about my team is we understand this and we embrace this. Cash Back Programs for Short Sales

Short Sale Shawn talks about cash back programs. In today’s short sale world a number of options exist for the owner to obtain cash back at closing, also called relocation assistance, provided the owner qualifies for the current programs. If you have questions about the Making Home Affordable program also known a HAFA, the FHA Preforclosure Sale Program also known a the PFS program, HAP for active military, HAMP, or any other short sale program we can help.

Who Can We Help With A Short Sale?

There are basically four groups of people that we help with short sales. However, it is important to note that if you don’t find yourself within one of these groups, please contact us and we can discuss your specific situation.

The first group of people are those that might have lost their job, have medical bills or other finacial hardships that has caused them to miss payments.

The second group we help are homeowners that are not currently behind on their mortgage, but feel that falling behind on their mortgage is inevitable. One of the biggest myths about short sales is that you need to wait until you are behind on your mortgage to start the short sale process. This isn’t true. You should contact me as soon as possible.

The next group is people that are not behind, but want or need to move. There are several possible reasons for this including job transfers, change in family size, and retirement.

The last group that we help is homeowners that are making a business decision. From a financial perspective, it doesn’t make sense for the homeowner to stay in their home.
