Today I wanted to talk about completing a short sale file with Green Tree financial and what makes them different. I have completed numerous short sale files with Green Tree but they have not been the best servicing company to work with. In my dealings with Green Tree I have experienced several issues that can be a real cause for concern when time is not on your side. Simply put, your short sale agent will need to be in contact with Green Tree on a regular basis in order to get your file approved in a timely manner. I have frequently placed phone calls or e-mails to check on a short sale files progress without hearing back from Green Tree. I have also had trouble with them losing documents or information that were included in the short sale packet we submitted. When considering a Green Tree short sale it is really important your agent stays on them once your file has been submitted. If your agent does not have the time to contact Green Tree on a regular basis you may be wasting time or drawing dangerously near foreclosure. If your agent doesn’t push Green Tree along you may be severally disappointed in your short sale experience.

Does Your Short Sale Agent Have Established Relationships With Chase?

If you’re watching this it probably means you have a loan with Chase and are considering a short sale. Chase is a lender that we’ve worked with for a very long time and the upper management there that handles the short sales are people that I’ve gotten to know very well over the years. The gentleman that is in charge of Chase short sales, I actually know him on personal level from different trade shows that I have been to. I actually have his cell phone number; the neat thing about this is that when I’m involved in a Chase short sale and something happens with the people that are processing the short sale, it’s very easy for me to pick up the phone and talk to him about get the short sale moving in the right direction. This is an enormous advantage for the seller because agents such as myself that have been short sales for a very long time typically have these personal relationships with people at the banks and it’s very important, especially when doing a Chase short sale, that you work with someone that has that established rapport and relationship. As far as short sales go, Chase does a very good job; they’re very proactive and do care about their homeowners and borrowers, but this still doesn’t guarantee that the entire process is going to go smoothly. Having somebody that has the kind of relationship that can make a phone call to an upper management person at Chase that can wave their hand and make all their problems go away is a very big thing to your short sale.

ASC Short Sales Have The Benefit Of A Predictable Time Frame

If you are watching this today it probably means that you have a mortgage with America’s Servicing Company, or ASC, and are looking for short sale help or information. I’m not entirely sure what their relationship is with Wells Fargo but I think the odds are good that they are owned by Wells Fargo. Any time we go to ASC with a short sale, it’s actually the people at Wells Fargo that process it for us.

One of the things that is nice about Wells Fargo and a short sale is that if you do things the way they want you to, they are very predictable in their time frames. Once you start the short sale process with Wells Fargo it’s going to be about a month or two before you get an answer back from them. This may not seem desirable to you, but with some lenders there is no telling how long it will take to get a response; sometimes it takes one month and sometimes it takes six months. While you may want the short sale time frame to be quicker, it’s actually very nice that the time frame and process is predictable, providing the agent you are working with jumps through Wells Fargo’s hoops and does what they need to on a timely basis.
