We Are FHA Short Sale Specialists

Right now I wanted to talk to you about your FHA home loan and completing a short sale. Now, since the FHA loan is a government-backed loan isn’t call a short sale, it is actually called a pre-foreclosure sale program. The pre-foreclosure sale program related to FHA loans has been around for quite a long time, it’s nothing new. They have recently updated their guidelines to be a bit more flexible in the case of when you are having some trouble with your FHA loan. They have also increased their relocation incentive for a seller as part of a FHA pre-foreclosure sale; it used to be $1500 and now they have increased it to $3000. It is still not an enormous amount of money but it certainly helps out when you’re trying to move on in life. There are a lot of ins and outs and a lot of guidelines associated with this program and something that I’ve found is that it is extremely important that you hire people to help you that are very familiar with, and embrace, these guidelines. Some of these guidelines, the FHA is very flexible on and will bend the rules to get the short sale done but then on other guidelines they are very strict on.

Experience Is Critical When Hiring A Short Sale Agent

Today I would like to talk to you about how you should hire someone to handle your short sale. I want to tell you right now that experience is the key thing. If you happen to be outside of Tucson watching this video, we unfortunately aren’t licensed to help you, we know someone who has done a tremendous number of short sales at a very high level. As far as Tucson real estate agents with short sale experience goes, that’s us. What I want to focus on with you is that experience in getting short sales completed is key. One of the things that is unfortunate is that the vast majority of real estate agents out there will overstate their experience when you ask them about a specific niche within the real estate market. It’s an interesting thing because we’ve been involved in roughly 400 short sale transactions and we’ll still routinely have an agent on the other end of the transaction that claims to have a lot of short sale experience. What I generally do after that is look in the MLS and often find that their short sale experience is in the single digits. The difference between an agent that has only completed a handful of short sales when compared to an agent that has completed hundreds is enormous. The amount of experience, the contacts they have at different banks and the knowledge of the different programs in invaluable. When you’re hiring an agent that claims to have completed a lot of short sales, ask them to quantify it and prove it by pulling it from the MLS. I’m more than happy to show you how many we have completed.

It is more than crucial that when you’re looking for an agent to help you with this specific niche in the market that they have experience with these transactions and that they embrace these transactions. Short sales aren’t easy, but there some agents, like myself, that enjoy doing them.

You may look at this title and wonder, “why in the world would my Tucson Realtor feel the need to discuss closet organization?” Well, the truth is that closet organization is vital when it comes to having your house ready to sell. The dream of most people that list their home with a Tucson Realtor is to get top dollar out of their home in the least amount of time possible. This isn’t going to happen without some effort on your part.
Let’s be honest, buyers are nosy. They are going to look all over your house, and they won’t leave your closets out. The truth is that their Tucson Realtor will encourage them to look all over the house so that they understand what they are getting with the house. Think about how you would react if you opened a closet only to find piles and piles of stuff? You don’t want to ever give a buyer a reason not to work with a Tucson Realtor to put in a solid offer on your home.
When organizing closets, start by taking out anything that is unnecessary. Your Tucson Realtor can help you find a storage unit or you can store the items with other family or friends. The less clutter you have in the closets, the better. It will give your home the appearance of plenty of storage space.
Organizing you clothes will also help increase the value of your closet space and will therefore help your Tucson Realtor more easily sell your home. Start by buttoning up all of your shirts and hanging the clothes all in the same direction. Line up all of your shoes so they are in order as well. Any clothes that are not on hangers should be organized and neatly folded. It may not be the way that you live day in and day out, but buyers will judge the state of your home by the cleanliness inside.
